A change that confers a small portion of a percentage advantage of having offspring is enough to cause a change in a few generations. Eventually, the new mutation takes over. There are other ways of speciation, such as isolation of small populations (as on an island) or a rassenkries or ring species.
Variation is the raw material with which evolution works. It’s like having a wide assortment of nails in your toolbox. Whatever the environment (or job to be done), you always have the right variant (or nail) for the job.
Yes, evolution has been observed. Google Biston or “peppered moth” for the most popular example. A mouse unique to an island in the Great Salt Lake has been described. As the island was under water in the recent geologic past, the mouse must have evolved there. Most recently, a new Darwin’s finch has been described as a new species. It is believed to have originated as a hybrid between two other species of finch.
What do you mean, “just a theory”? A theory is the highest status a concept can achieve in science. Whereas, in common parlance, a theory can mean just a wild-assed guess, in science, a theory has to have withstood repeated testing to have advanced from the rank of hypothesis. Another example is the theory of gravity. Unlike a law, a theory explains a lot of data.
